It is important to choose the right home in the right neighborhood, the real situation, as I also laid out in more detail in my book, "Out Flipped ?"
Mistake # 1: Purchase any home you look at
Solution: I do not buy homes that are in the fire, and I do not buy homes in neighborhoods where there is a scary drug dealers, and I do not buy homes that I do not I can buy for a low enough cost to repair and create a positive cash flow. I look for homes can make a "landlord-and-resident-friendly" homes that stand up to normal wear and children's activities, and houses that I can keep an eye on and afford to repair and manage despite the bad habits of some people.
